A home without a bathroom is unthinkable. A home without a second bathroom, while still functional, greatly inhibits its resale value.
Most of the time, the addition of a second bathroom is in the form of a Master Bathroom. This is one of the most common home additions for older homes. When adding a master bath, it's often wise to add to the master bedroom as well. Here are some things to consider before you plan your project.
* Can the bathroom be added without adding to the foundation or roof? This can be much more costly.
* What type of foundation do you have ... basement, crawlspace, slab?
* What type of roofline do you have and can it be easily extended? Some designs lend themselves easily to expansion, others don't.
* Will you have to replace a septic tank to accommodate? There may be code requirements.
* Will the city/county require more fees for an additional bath? Most often they will.
* What are the lot set-backs and is there room to expand? You may have to go up, not out, if space is a problem.
* How far away is your existing plumbing now?
* Will you need to hire an architect to design it? This is usually wise.
* What are the local building department's permit costs?
* Will a bedroom/bath expansion ruin your yard space?
A "Can't Miss" Home Improvement
